Conditional Use Hearings

There are a number of uses that present unique problems with respect to their location and relationship with potential surrounding land uses. These uses are not allowed in a particular zoning district by right. However, they may be made compatible as appropriate by attaching certain conditions to their development. This is accomplished through the conditional use hearing process.  

The Zoning Section conducts conditional use hearings and makes recommendations to the Board of Public Service after hearing all testimony. The Board of Public Service issues  the final decisions on conditional use permits.  

Appeals

The outcome of a Conditional Use hearing can be appealed to the Board of Adjustment. The Board of Adjustment hears appeals for any person aggrieved by any officer, department, board or bureau of the City affected by any decision of the Building Commissioner or the Board of Public Service. Board of Adjustment decisions are binding by law and may be appealed only to the Circuit Court.

The fee to appeal to the Board of Adjustment can be found on the Fee Schedule within the City of St. Louis Zoning Ordinance.
